You may need to change your name with the Social Security Adminstration for some lenders.

Recent experiences in my own life have proven, once again, useful in my professional life.  For those of us who are newly married or even freshly divorced, it's important to change your name with the Social Security Administration.  This is important for a couple of reasons:

  • Starting June 1st, 2010, Fannie Mae is requiring additional verification of the social security number on files that are deemed "Potential Red Flag". The verification of social security numbers must be a direct validation from the Social Security Administration's database, such as the Consent Based Social Security Number Verification (CBSV) Program.
  • If you want to refinance, sell or mortgage a home, you will need to show proof that your current name matches your name with the Social Security Administration.

To contact the nearest Social Security Office, you may go online for forms and directions to obtain a new card in your present name.  To do so, you will need certified copies of your Marriage Certificate, Resumption of Prior Surname (for divorces), Divorce Decree and current photo ID.  They will always need to see the original as photocopies will not work.  However, they will provide them back to you.
